Examine Shingles

Most roofs in the country are made of shingles; they're high quality and affordable. However, they do require more maintenance than other residential roof types like tile and metal. Because your roof is so important in protecting you and your home from the elements, it's important to visually inspect your shingles twice a year: in spring and fall. That's because Winter freezing and snow and Summer storms are the biggest danger to your shingles, so it's best to use the off seasons to inspect and repair any damage.

Probe Your Wood Trim

Probe Your Wood Trim

The wood trim around your house, windows, doors, and decks can be especially susceptible to rot, especially if it is in the basement or first floor rooms.  To check for this rot, you need to inspect it at every part of your house. First, look for visual signs of rot or termite damage. If you see areas that could be affected, probe them with a screwdriver. If the screwdriver is able to easily penetrate the wood due to corrosion, you need to have repairs done immediate to avoid further damage.

Check/Clean Gutters

Your gutters play an integral part in your roof's health, ensuring that water does not damage it. That means that to preserve the health of your roof, you need to maintain your gutters so that they are always working properly. As with checking the shingles, an inspection and cleaning should be performed every spring and fall. If the chore seems like too much of a hassle, there are gutter cleaning robots available to help you get the job done.

Maintain Appliances

It's not just the home itself that needs maintenance, but the appliances that make it run as well. For the refrigerator, make sure to vacuum the condenser coils at the bottom every year to keep it running at maximum efficiency. The central air conditioner needs to be cleaned of leaves and debris yearly as well. You should also vacuum out your dryer's exhaust duct yearly to prevent chance of fire.
